We are not a lender, and except where expressly stated we are not a party to any transaction between users. Property details, pricing and availability are provided by owners, agents and other users of the platform.

By accessing or using this website you agree to these Terms of Service. You agree to use the website only for lawful purposes, and not to misuse it, disrupt it, scrape it, or attempt to gain unauthorised access to any part of the platform.

You must be at least 18 years of age to use our services. You agree to provide accurate, current and complete information when submitting enquiries, listings or contact requests, and to keep that information up to date.

You may complete many actions on BigBox by verifying your mobile number with a one-time password, without creating a password-based account. You are responsible for the accuracy of the details you submit and for keeping access to that mobile number secure.

Listings on BigBox are submitted by owners, agents and other users. While we take reasonable steps to review listings, we do not independently verify every detail, and we do not warrant the accuracy, completeness or legal status of any listing, measurement, price, approval or title.

You are responsible for carrying out your own due diligence — including verifying ownership, title, approvals, RERA registration and physical condition — before entering into any transaction.

If you list a property, you confirm that you are the owner or are authorised to list it, that the information you provide is accurate, and that you have the right to share any images you upload.

We may edit, decline, unpublish or remove any listing that appears inaccurate, misleading, unlawful, duplicated, or in breach of these terms.

Submitting an enquiry, listing or request through BigBox does not guarantee a sale, purchase, tenancy, site visit, or any particular response. Owners, buyers, tenants and partners make their own decisions.

Where we refer you to our partner PaisaExpress for home-loan assistance, any loan approval, sanctioned amount and final terms are decided solely by PaisaExpress and its lending partners.

By submitting your details — including your mobile number — through any form on this website, you consent to being contacted by BigBox and by the parties relevant to your enquiry via phone, SMS, WhatsApp or email regarding that enquiry, even if you are registered on the DND/NDNC registry.

You may withdraw consent for WhatsApp messages at any time by replying STOP, or through the WhatsApp toggle on your profile page.

Browsing listings and submitting enquiries is free. Where a service carries a fee — for example property management services — the applicable charges will be communicated to you and agreed in writing before that service begins.

Our website may contain links to third-party websites or redirect you to partner platforms, including PaisaExpress. We are not responsible for the content, policies or practices of those third parties. Your dealings with any partner are governed by that partner's own terms.

All content on this website — including text, design, graphics, logos and software — is owned by BigBox or its licensors and is protected by applicable intellectual property law. You may not copy, reproduce, republish or redistribute it without our prior written permission.

By uploading content such as property images or descriptions, you grant us a non-exclusive licence to display and use that content for the purpose of operating and promoting the platform.

To the maximum extent permitted by law, BigBox is not liable for any indirect, incidental or consequential loss arising from your use of this website, from reliance on any listing or information published on it, or from any transaction or dealing between users.

These terms are governed by the laws of India. Any dispute arising from these terms or your use of the website is subject to the exclusive jurisdiction of the courts at Hyderabad, Telangana.

We may update these terms from time to time. The revised version will be posted on this page with a new “last updated” date, and continued use of the website after that constitutes acceptance of the change.
